Description
Unique opportunity to buy incredibly diverse parcels of timberland land within or near the Sheffield Wildlife Management Area in Paulding County, less than 1 hour from metro Atlanta.
These parcels are part of a larger family trust holding and have been managed for timber production for many years. They are located in a unique physiographic region of rolling hills with remnants of “montane” longleaf pine forests that stretches through areas of northwest Georgia and into northeast Alabama. These areas have abundant water with creeks and streams that generally flow north on their way to the Etowah River. This area and its streams are some of the most biologically diverse in the eastern United States. These tracts offer a great opportunity to own very unique, wild property within very close proximity to civilized amenities.
Parcel 1. 43.83 acres of mixed pine/hardwood ridges with upland hardwood slopes adjacent to the Sheffield Wildlife Management Area. The property has frontage on Jackson Creek. A gas line easement runs along the east side of the property which may provide the only access. There is no evidence of any timber harvests on this tract in the last 30 years.
Parcel 2E. 38.66 acres consisting of about 22 acres of 1997 planted pines with the balance in upland hardwoods along slopes and drains. The planted pines were thinned in 2010. Access is across adjoining landowners. This tract has frontage on Jackson Creek/Marable Creek.
Parcel 2W. 84.39 acres with about 71% 1997 planted pines that were thinned in 2010. The balance is upland hardwoods along branch slopes. A 300’ wide power line runs through the middle of this tract. This tract is adjacent to the Sheffield Wildlife Management Area. Access to this tract is via the power line and/or adjacent landowners.
Parcel 4. 450.74 acres of wild, untouched natural loblolly, shortleaf and “montane” longleaf pine forests mixed with upland and creek bottom hardwoods all within the Sheffield Wildlife Management Area. Legendary Raccoon Creek runs through this tract. This is a unique, all natural tract of land. Although access is limited via wildlife management roads there are some good internal roads.
Parcel 5. 375.8 acres lying entirely within the Sheffield Wildlife Management Area and consisting of approximately 60% 2007 planted pines, both loblolly and longleaf, with the balance in branch hardwoods. Access to this property is via wildlife management roads with very good internal roads.
